Property Acquisition with an Architect’s Eye

Combining 25+ years as a Registered Architect with the discipline of a Licensed Buyers Agent, to help Sydney buyers acquire the right Central Coast property — whether that means relocating, renovating or building new.

The architect’s eye, the buyer’s advocate

I have been a Registered Architect for more than 25 years and now operate full-time as a Buyers Agent on the Central Coast. That combination gives my clients a rare advantage: the trained eye of a Registered Architect, the negotiation discipline of a Licensed Buyers Agent, and the local knowledge to identify property with genuine long-term potential.

Most buyers assess a property through price, presentation and comparable sales. I assess the deeper opportunity: land value, orientation, outlook, topography, access, structure, planning controls, renovation potential, redevelopment pathways and long-term asset quality.

Architecture taught me to look beyond the existing dwelling and understand the full opportunity of a property — how the land works, how the building can be transformed, where the constraints sit, and what future value can be unlocked. Buyers agency lets me apply that thinking at the point where it matters most: before the contract is signed, and before the cost of a mistake is locked in.

“You can change the house. You cannot change the block.”

Who I Work With

The Relocator

Moving to the Coast now, or setting up a stepping stone for later. Trading a Sydney property for a Central Coast lifestyle, after ocean views or a site with wow factor.

The Renovator

Knock-down rebuild or redevelopment, personal or investment, where the value is in the land and the strategy.

The Developer

Buying with a clear plan to renovate, and wanting to know what a property can really become before committing.

What I Do

Search, agent engagement, shortlist assessment, inspections, negotiation, auction strategy and acquisition through to exchange.

Buyer advocacy

Orientation, topography, outlook, access, privacy, structure, planning controls and the physical qualities that shape future potential.

Architectural site assessment

Early advice on whether a property suits renovation, extension, knock-down rebuild, retain-and-build or redevelopment.

Renovation and rebuild strategy

Land size, frontage, zoning, overlays, planning pathways, comparable sales and likely highest and best use.

Development potential

A visual, strategic pre-purchase report showing what a property could become and whether the opportunity is worth pursuing.

Property Vision Reports

The Property Vision Report

A specialist pre-purchase advisory service that reveals the architectural, strategic and commercial potential of a property before purchase. It is not a final design — it is the thinking that helps a buyer, vendor or selling agent see past the existing condition and make a better decision, before time, capital and opportunity are committed.

Visualisation Edition

An image-led package: a brief site read, one preferred transformation pathway, and concept visualisations.

Single Pathway Report

A detailed assessment of one strategy: site analysis, planning commentary, comparable sales context, feasibility observations and concept visualisations.

Multiple Pathways Report

A strategic comparison of options for complex or higher-value sites, weighing the benefits, constraints, risk and upside of each.

From drawing to decision

Practice + Process

The capability behind a Property Vision Report is the same capability behind more than 25 years of architectural practice: reading a site, understanding a brief, testing options and translating potential into a clear direction. Every property has a set of constraints and opportunities — aspect, levels, access, structure, planning controls, vegetation, outlook, privacy, drainage and construction logic all influence what is possible. A good acquisition is not just about securing the property. It is about securing the right property for the right strategy.

A conversation to explore further

Every engagement begins by clarifying the property, the strategy and the outcome you are trying to achieve. Whether that is full advocacy, a Property Vision Report, or a single question about a site, the objective is the same: a clearer decision before time, capital and opportunity are committed.
